Before starting a window replacement project in The Colony, the first thing to evaluate is your home’s exposure to Lewisville Lake. If you live on Stewart Peninsula or in any of the lakefront pockets along the east shore, the wind exposure matters and changes the glass package recommendation. Plan to discuss triple-pane on the lake-facing elevation specifically, because the seal stress from sustained lake wind is real and shortens insulated glass life on aging units.
Second, decide between pocket replacement and full-frame replacement based on the condition of your existing frames. Pocket replacement is faster and less invasive and works well in most 1990s and 2000s Colony homes, including Indian Creek, Stratford Place, and Legend Trail, where the original frames are still structurally sound. Full-frame replacement is the better call when there is water intrusion or rot, which appears more often on the lake-adjacent properties because of the higher humidity exposure.
Third, plan for HOA review. The Tribute, Stewart Peninsula, Austin Waters, and most of the master-planned communities in The Colony require architectural approval for exterior modifications. Fourth, think about glass package by elevation. Lake-facing windows on Stewart Peninsula benefit from triple-pane. West-facing rooms throughout the city, particularly on golf course homes near Tribute Golf Club and Indian Creek Golf Club, respond well to Low-E366 with selective triple-pane on the worst late-day exposures. Fifth, factor in the federal Energy Efficient Home Improvement Credit. Thirty percent of product cost up to six hundred dollars per year for ENERGY STAR-certified windows.
